Lorrayne Ranch presents a rare opportunity to own ±401 acres of Colorado ranchland in Guffey, where Four Mile Creek winds through beautifully irrigated hay meadows and feeds a scenic pond framed by rolling pasture, native grass, and expansive mountain views. Direct access off paved CR 102 leads to a solar powered remote entry gate welcoming you into this remarkable setting, once operated as a traditional hay and cattle ranch and now revitalized through extensive restoration and planned improvements. Today the property offers the versatility to serve as a private ranch estate, retreat destination, corporate gathering property, or hospitality venture supported by established event facilities and guest accommodations. Residential improvements total approximately 3,446 sq ft of livable space and include the beautifully restored farmhouse with Glass House living addition capturing sweeping ranch views, the updated Arena House cabin, and four park model homes installed in 2021 providing guest lodging for family, visitors, or hosted stays. Anchoring the improvements is a striking 7,680 sq ft custom log event and equestrian barn that has successfully operated as an event and gathering venue, featuring a grand hall with exposed wood ceilings, bar area, and commercial kitchen suited for celebrations, corporate functions, retreats, and hospitality concepts. Adjoining the hall is a 12 stall stable with tack room, gym, equipment storage, and outdoor paddocks, while a wood fenced riding arena sits just beyond. Ranch support improvements total approximately 4,104 sq ft, including the heated garage, hay shed, and preserved historic ranch buildings. A patio with circular gas firepit overlooks the valley, while a nine hole disc golf course, expansive riding terrain, creek frontage, irrigated ground, valuable water rights, and location in GMU 581 enhance the recreational appeal of this exceptional Colorado ranch holding.
