NOW OFFERED AT $3,245,000. A rare combination of land, living water, privacy and substantial improvements, 2900 Catamount Creek Road offers 35.02 acres in McCoy with a 5,917-square-foot Montana log home surrounded by the kind of Colorado landscape that is increasingly difficult to recreate. A nearly one-mile private driveway leads through the property before revealing the four-bedroom residence, creating a true sense of arrival and separation. Inside, the home showcases classic Montana log construction, vaulted spaces, exposed beams, expansive windows and a substantial stone fireplace, while the wraparound deck connects the residence back to the surrounding acreage and mountain setting. The land is what separates this property. Live water, ponds, two wells, a natural spring and irrigated pasture create a ranch setting with genuine utility, beauty and horse potential. Open meadows provide room to use the property rather than simply own acreage, while the water, privacy and surrounding landscape deliver the Colorado experience buyers come here looking for. Additional features include underground utilities, an oversized three-car garage and no HOA. At $3,245,000, the opportunity becomes increasingly difficult to replicate. Consider the cost of acquiring 35 acres, securing water, creating nearly a mile of private access, installing infrastructure and building almost 6,000 square feet of Montana log construction today. The land is here. The water is here. The infrastructure is here. The privacy is already built in. 2900 Catamount Creek Road is ready for its next owner.
