110 acres in a newly created ranch parcel from a larger ranch holding, featuring a 3,888 sq ft barndominium with approx. 750 sq ft of finished living space including a loft scheduled for completion before closing, a domestic well, engineered 4-bedroom residential septic system, on-grid electrical service, utilities extended beyond the structure, and materials for paddocks, stall runs, and an arena included with the sale. Accessed by newly established Pinto Trail from paved County Road 102, this property combines infrastructure, remarkable scenery, and usability in one offering. Years of planning, construction, utility installation, and site development have already been invested, allowing the next owner to step into a property that is functional from day one while retaining the freedom to shape its future. The black steel barndo rises above rolling meadows and pine-lined draws as a commanding western homebase, with the apartment providing immediate comfort and the remaining footprint offering extensive space for equipment, workshops, tack and feed storage, livestock support, recreational gear, gatherings, or a customized ranch layout. The domestic well supports residential use, livestock watering, and irrigation within permit allowances. Beyond the improvements, broad grass parks, seasonal draws, scattered pine stands, and gently rolling terrain create an outstanding setting for horses, livestock, hunting, hiking, and ATV exploration. Views extend east toward Pikes Peak and the Pisgah area, while Castle Rock, MacIntyre, and neighboring formations shape the northern and western skyline. Wildlife moves freely through the valley, the setting feels private without feeling isolated, and the scale of the land creates opportunities that are increasingly difficult to find. Whether envisioned as a ranch headquarters, equestrian property, recreational retreat, family compound, or land holding, this is a property built on investment, utility, and an unforgettable landscape!
