11001 Spruce Mountain Rd, Larkspur, CO 80118

Property Description

Rare opportunity to own 40 private acres in Larkspur with sweeping foothill and bluff views, open meadows, and Cook Creek winding through the property. Just east is Spruce Meadows Open Space with miles of trails. The property is fenced and cross-fenced and includes a 960 sq ft barn. An active cattle lease is currently in place, helping keep property taxes low. Wildlife is abundant, including elk, deer, coyotes, owls, and the occasional badger. Major infrastructure for off-grid living was completed in 2026, including a domestic well completed in the Dawson aquifer, an engineered septic system designed and installed for a 4-bedroom residence, buried 1,000-gallon propane tank, 15.4 kW solar PV system with battery storage, and propane-powered Generac backup generator. Enjoy off-grid electric living without a monthly electric utility bill. A concrete RV pad lets you begin enjoying the property immediately or live on-site while building. Seller is also including professionally designed, stamped, and permitted plans for a 3-bedroom, approximately 3,000 sq ft home with extended garage space. That listing can be found with MLS #6625994. A hard-to-find combination of privacy, usable acreage, natural beauty, completed infrastructure, and ready-to-build convenience. View the property video and LandID map for additional details.
